Our Story

From 71 Apartments to a Real Estate Empire

VLM Real Estate was founded in 2025 with a clear thesis: Germany's student housing market is structurally undersupplied. We buy existing buildings, fully restore them, and rent them out as modern student apartments. We also develop new builds from the ground up. Our model is to hold properties for long-term rental income, then strategically sell after 10 years to reinvest and continuously grow the portfolio. Starting in Passau and Pfarrkirchen, we're now scaling toward 300+ units — with ambitions far beyond.

Three Phases of Growth

A disciplined, phased approach — from high-velocity student housing acquisition to large-scale urban development.

Phase 1: Acquire & Scale

Buy existing buildings in Passau, Pfarrkirchen, and expanding university towns. Fully restore them into modern student apartments, rent them out, and build to 300+ units as fast as possible. We also develop new builds from the ground up where the opportunity is right.

Now — 2030

Phase 2: Expand & Diversify

With 300+ units generating stable rental income, we expand beyond student housing into larger multi-family residential and commercial mixed-use developments. Strategic sales of mature assets after 10 years fuel reinvestment into bigger opportunities.

2030 — 2034

Phase 3: Build Skylines

The ultimate vision: developing high-rise residential and mixed-use towers in Germany's premier cities. Landmark buildings that define skylines and establish VLM Real Estate as a name synonymous with scale, ambition, and generational impact.
